Not only were both couples arrested for incident exposure, plus incident exposure to minors (under age of 16, under age of 13, under age of 10 and under). I evicted them on the spot.

The Personnel that I hired to run background checks, failed to “catch” this all because they look for drug, alcohol, and violence! I fired them and hired someone else who actually DOES the full line of work!

I never had to go up to ANY of my tenants to tell them to close their curtains / blinds!

I once had tenants complaining about tenant in Apt xxx. I finally had to go up to that tenant to tell them to KEEP THEIR CURTAINS & BLINDS CLOSED when they were inside and if they refuse, I will automatically evict them!

They refused, so they all turned to me, where one mother took a couple of photos and a video to show the problem.

The backyard is common to all - while it’s fenced in… all tenants are allowed to use the backyard. They were given a “written warning of violation”. They did close the curtains and the blinds. Well, that was short lived and they were right back at it again, and one father called me AFTER they phoned the police!

When the new tenants (smack in the middle) moved in. They loved to romp around in their birthday suits (totally nude) and they would roam around in the house. Well the problem was this, there’s people in the backyard, children to adults. They took it upon themselves to ask them nicely to ‘keep the blinds / curtains closed’. (I mean this is common sense.)

On the other side is a quarter-slab “basketball shooting” section (the paved area was there… originally for the dumpsters, were moved to the front right corner of property due to safety and enabling the sanitation department to empty the dumpster out without damaging tenant’s property and my building), which a former Tenant found and we put the pole with backboard already mounted. The middle part has two picnic tables and a double BBQ (old defunct park cast iron that I bought for $5 in an auction) grills. I also had installed 2 pools and an expanded net so they can play badminton or volleyball.

I was expecting them or one of them to post bond and get their stuff out. Apparently, the Judge revoked the bond, they had too many priors. It wasn’t until after all their stuff were put in the storage and another couple with twins moved in when I found out what their “priors were”. Incident exposure everywhere!
